Should I add insulation to my older Santa Maria house?

Retrofit insulation means adding insulation to a house that's already built. It usually goes onto the attic floor or into the closed wall cavities, so the rooms in your Santa Maria home hold their heat better, feel more comfortable and get a little quieter. Most of the work happens up in the attic or inside the walls, around the rooms you live in.

Most people call because a room upstairs bakes in the afternoon, the room over the garage never feels right, or the power bill keeps creeping up in a house that's been standing for decades. The price turns on how many inches are already up there, whether you're doing the attic, the walls or both, how easy the attic is to move around in, and whether old material has to come out first through insulation removal. The schedule turns on those same things plus any permit the building office asks for, and I'll give you your own number once I've been up in the attic and looked at the walls.

How we do retrofit insulation in a house you're living in

With an older house, I help you sort out whether the attic or the walls will make the bigger difference, and we start there, because that's where your money does the most. The work happens around your finished rooms, so before anyone climbs a ladder we plan every access point with you, including the hatch and which side of the walls we'll work from. Then our crew covers the path through the house, checks the old material, and seals the gaps around can lights, pipes and the hatch. After that we blow in new loose fill through a hose, as even as we can get it and all the way out to the edges, where attics usually run thin. We keep the eave vents clear so the attic can still breathe, and we clean up before we go.

If your ductwork runs through the attic, spray foam insulation can be worth it, because foam seals air while it insulates. It costs more, though, and for most attics without ducts, sealing the gaps and topping up loose fill is the better buy. When the attic is the whole job, our attic insulation page walks through that work on its own.

Retrofit insulation permits and older houses in Santa Maria

Whether your retrofit needs a permit is the building office's call, and I won't guess at it. Before work starts we check with the office that covers your address. Inside Santa Maria that's the city's Building and Safety Division, which gives permit fee estimates and timelines. If they say a permit is needed, we take care of the application and set up the inspections.

We're based in Santa Maria and work across the cities around it in northern Santa Barbara County and southern San Luis Obispo County. A lot of the older houses we open up have thin, settled fill and a few surprises. Knob and tube is one of them. It's the early wiring that runs on porcelain knobs, and a national guide notes the electrical code doesn't allow insulation applied to or around it, so we stop and look at that before we blow anything in. Walls in houses built before 1980 may also fall under lead safety rules, depending on how much of the wall gets disturbed. We see the same kinds of attics on jobs in Orcutt and Nipomo.

Why call us for retrofit insulation

  • I look at the job myself

I come out myself to look at your attic and walls and write the estimate, and our crew does the work with me or a lead installer on site. That way the person who quoted the job knows what's above your ceiling before anyone starts.

  • Doing this work since 2013

We've been in business since 2013, and I learned most of what I know crawling through attics and crawl spaces around Santa Maria. That's where you learn what an older house hides above the ceiling.

  • Licensed and fully insured

We're licensed and fully insured. California licenses insulation contractors through the Contractors State License Board, which has its own class for installing insulation, so you can look up anyone before they start.

  • We'll point you to 3C-REN incentives

The 3C-REN Single-Family program offers incentives for insulation upgrades on homes of 1 to 4 units in San Luis Obispo, Santa Barbara and Ventura counties. I bring it up at the estimate so you can check the program before work starts.

On this job, what matters most is the work in the attic and inside the walls that nobody sees once we leave. Tell us about your house and I'll come take a look.

Get a retrofit insulation estimate for your older home

We reply within one business day to set a time. Then I come out myself to look at your attic and walls and write a free estimate, with no pressure and no obligation. It helps to tell us how old the house is, what kind of attic you have, and whether you've seen vermiculite or old wiring up there.

Frequently asked questions

What does retrofit insulation cost in the Santa Barbara area?

Insulation installation in the Santa Barbara area usually costs about $2,000 to $10,000 per project. That's the going range around here, not our quote. A top-up over an open attic tends to sit lower, while wall work, old material that has to come out or a lot of sealing pushes it up. I'll give you your own figure once I've seen the house.

Why should I seal my attic before adding insulation?

DOE guidance says to seal all the openings in the attic floor before you insulate an existing vented attic. Sealing saves energy, lowers fuel bills and helps prevent moisture problems in the attic. Insulation slows heat, but it won't stop air pushing up around can lights, pipes and the hatch. The same guidance lists sealant, spray foam or rigid blocking for those gaps, so ask us which we'll use where.

How do I insulate the walls of an older house without opening them up?

The common way is drill and fill. Small holes go near the top of each wall cavity, insulation gets blown in, and then the holes are patched. A national building guide calls it somewhat uninvasive, and the holes can go in from inside or outside, so you get to pick which side.

What should I do if my attic has vermiculite insulation?

Leave it alone and don't stir it up. The EPA says to treat vermiculite as if it contains asbestos, and to leave it undisturbed or have a trained professional take it out if it has to come out. It usually looks pebbly and gray-brown or gold. If I find it at the estimate, we'll talk that through before anything goes over it.

How long does retrofit insulation take, and do we have to leave the house?

You usually don't have to leave for blown fill, because the crew works up in the attic or at the walls and the rooms below just need a clear path. How long we're there depends on the size of the attic, whether old material comes out first and whether walls are part of the job, and I'll tell you what to expect at the estimate. Foam is the exception. It has a re-entry time, a wait before people and pets can come back inside, and we go over that with you before we start.

Does retrofit insulation need maintenance after it's installed?

No, insulation needs no maintenance once it's in place. It's still worth keeping boxes and foot traffic off the attic floor so the fill doesn't get packed down. And if a roof leak soaks the insulation, have someone look at it.

  • Spray foam insulation

Worth a look when ducts or the air handler sit up in the attic and you want the air stopped and the heat slowed in one layer.

  • Attic insulation

For houses where the walls are fine and the hot rooms trace back to a thin or uneven layer overhead.
