Why is my upstairs so hot when the attic is insulated?

Attic air sealing in Santa Maria is the work of closing the gaps between your rooms and the attic, around light fixtures, wires, pipes, flues and the spots where ducts come through the ceiling, so house air stops leaking up and attic air stops leaking down. It's often why an insulated attic still leaves the upstairs hot, and it's the step that makes new insulation worth what you pay for it.

Most calls start with a hot room upstairs, a drafty room over the garage or a power bill that won't settle down, and sometimes the attic already has plenty of insulation in it. The price moves with how much old insulation we have to shift, how many openings there are, how big the larger ones are and how tight the attic is to crawl through, and the schedule turns on those same things plus anything that has to be checked or permitted first. If you're also thinking about attic insulation, it's worth planning the two together. When I come out, I'll look at your attic and write you an estimate with your own number.

How we handle attic air sealing

First we move the old insulation aside so we can see the ceiling from above, because a gap you can't see doesn't get sealed. Then we seal around the light fixtures, pipes, wires and flues that come up through the ceiling, and around the hatch, since those small holes are where we usually find the leaks. Bigger openings, like the top of a wall chase or a dropped soffit, get covered with solid blocking cut to fit and sealed in place. The vents that are meant to breathe, at the eaves and up high, stay open so the attic can still dry out, and when the insulation goes back we spread it out to the edges instead of leaving it heaped in the middle.

If the old insulation is wet, packed down or full of droppings, it shouldn't go back over a freshly sealed ceiling, so we'll talk about insulation removal first. When there simply isn't enough up there, we top it up as part of retrofit insulation, usually with blown-in fill that we send up through a hose. Spray foam insulation seals and insulates in one pass but costs more, so I usually save it for attics where the ductwork runs, and everywhere else sealing the gaps and topping up loose fill does the job for less.

Permits and licensing for attic air sealing in Santa Maria

Whether your attic job needs a permit is the building office's call, not ours, so we don't guess. Before work starts, we check with the office that covers your address, and inside Santa Maria that's the city's Building and Safety Division, where permit technicians can give you a fee estimate, the general rules on timing and the permit history on your property. If they say a permit is needed, we take care of the application and set up the inspections. Outside the city limits, we check with the county the same way.

California licenses insulation contractors under their own class, and the state's limit for unlicensed work is $1,000, which only applies when the job needs no permit and the person has nobody working for them, so it's fair to ask anyone who quotes your attic. We're based in Santa Maria and work across northern Santa Barbara County and southern San Luis Obispo County, and the attics we see in Orcutt and Nipomo look a lot like the ones here, with can lights, gas appliances and insulation that's been up there a long time.

Frequently asked questions

Should I seal my attic before adding insulation?

Yes, seal first. Once new insulation goes over an unsealed ceiling, the only way to reach those gaps is to pull the insulation back out, which is why the sealing gets planned before the insulation. Fluffy fiber insulation doesn't stop air on its own either, so a thicker layer still leaves the leaks underneath it open.

How much does attic air sealing cost in Santa Maria?

Professional attic air-leak sealing across the US usually costs about $250 to $750 per job, and that's for the sealing itself. Complex attics, testing, added insulation and putting things back afterward can add a good deal on top, which is why I look at your attic before giving you a number.

What if my attic has vermiculite insulation?

Sealing stops until it's dealt with, because vermiculite, the pebbly gray-brown loose fill found in some older attics, may contain asbestos. The safe course is to treat it as asbestos, leaving it undisturbed or having a trained professional remove it if it has to come out. If I see it at the estimate, we won't move it, and I'll tell you so.

How do I know if sealing my attic is safe with a gas furnace or water heater?

If your furnace or water heater vents its exhaust by natural air flow instead of a fan, a combustion safety test should come before the attic work. It checks whether exhaust is backdrafting or spilling into your house, and any problem gets fixed before the sealing goes ahead. Let us know about gas appliances when you ask for an estimate so that check is part of the plan.

How long does attic air sealing take, and do we have to leave the house?

How long we're in your attic depends mostly on how much old insulation has to be moved and how many openings need sealing, and I'll give you a time with your estimate. Most of the sealing is done with caulk or foam, so you can usually stay home while we work, with the hatch open and our crew coming and going.

What if my attic still has old knob and tube wiring?

Insulation shouldn't go back in until active knob and tube wiring, the old kind strung on porcelain knobs, has been replaced or properly boxed. That's work for an electrician, so if I find it at the estimate, we'll plan the insulation around that work instead of covering the wiring.

  • Retrofit insulation

Adds to the thin or patchy insulation in an older house once the leaks are closed, so the rooms below hold their temperature better.

  • Spray foam insulation

A higher-cost option that fills gaps and insulates at once, often the better fit when ducts share the attic with the insulation.
