When does old attic insulation need to come out?

Insulation removal in Santa Maria means taking the old, damaged insulation out of your attic or crawl space down to the bare framing, so the problems hiding under it can be found and fixed before new insulation goes in.

Most people call because the upstairs runs hot, the room over the garage never feels right, or someone looked through the hatch and found insulation that's flattened, stained or full of droppings. What moves the price is the attic's size, how many inches of old material are up there, how hard the corners are to reach and what's mixed into it. The schedule turns on the same things, plus whether anything needs testing before we can touch it. You'll get your own figure at the estimate once we've seen the attic, and removal is usually the first half of a job that ends with new attic insulation.

How our insulation removal works

We start by covering the path from your door to the attic hatch, because old insulation sheds dust everywhere it's carried. Then our crew pulls the damaged material out down to the bare framing, since that's where we find the gaps around can lights, pipes and the hatch, the eave vents that got buried and any wood that's been staying damp. We seal those gaps before anything new goes in, keep the eave vents open so the attic can breathe, and lay the new insulation as deep at the edges as in the middle. The one thing we won't pull is anything that looks like vermiculite. We leave it where it is and point you toward testing and a separate asbestos firm, because that's not work we take on.

Most attics come back best with the gaps sealed and a fresh layer of blown-in, which is loose fill blown through a hose. Spray foam seals air while it insulates, but it costs more, and I'd only steer you to it when your ductwork runs through the attic. Removal often turns up trouble past the attic, too. If the insulation under the house is sagging or wet, we can take care of crawl space insulation while we're there, and if an outside wall stays cold because there's little or nothing in it, we'll talk about wall insulation.

What insulation removal in Santa Maria needs from the city

Whether removal on its own needs a permit isn't something I'll guess at for your house. Before work starts we check with the building office that covers your address. Inside Santa Maria that's the city's Building and Safety Division, and outside city limits it's the county. If they say a permit is needed, we take care of the application and set up the inspections. The city's permit staff can also give you a fee estimate and their general timeline rules at the counter if you'd like to ask yourself.

We're based in Santa Maria and work across the cities around it in northern Santa Barbara County and southern San Luis Obispo County. A lot of our removal calls are older houses with thin, packed-down insulation and a hatch nobody's opened in years, and we see the same attics on jobs in Orcutt and Nipomo.

Why call us for insulation removal

  • I look at the attic myself

I come out to look at the job and write the estimate, and our crew does the work with me or a lead installer on site. That means the person who priced your attic stays close to the work while it's done.

  • In business since 2013

I taught myself the basics from reading and small jobs, then learned the rest crawling through attics and crawl spaces around here. After that many years, a buried eave vent or a stained rafter isn't a surprise to us.

  • Licensed for the insulation work

We're licensed and fully insured, and in California putting new insulation in is insulation contractor work, which is the part of this job we do. The crew filling your attic should be licensed for exactly that.

  • Satisfaction guaranteed on every job

Satisfaction guaranteed on every job, and for me that starts with the corners of the attic nobody looks at after we leave. I'd rather do the job right than sell you the biggest one.

The part that counts on this job is the part you won't see once new insulation is down, so let me see it first. Ask for a visit and tell me what you've noticed.

Send the form or call, and we'll reply within one business day to set a time to see the attic. The estimate is free, done on site, with no pressure and no obligation. If you can, have your attic's rough size and a photo of the insulation ready, since that tells me what I'm walking into.

Frequently asked questions

How much does insulation removal cost in Santa Maria?

Removing old attic insulation usually costs about $1,600 to $3,600 per job across the US, which is the market's range from a national cost guide and not our price. Where yours lands depends on the attic's size, how much is up there and how hard it is to reach, and insulation with asbestos costs more per square foot to remove than ordinary fill. Your own figure comes from the estimate.

Could my attic insulation contain asbestos?

It could if it's vermiculite, a pebble-like fill that was poured in and is usually gray-brown or silver-gold. Federal guidance says to treat vermiculite as if it contains asbestos, so you either leave it undisturbed or have a trained professional remove it.

How do I find out if my vermiculite insulation has asbestos in it?

Have a sample tested by an approved lab, and your local health department can tell you which lab to use. Federal guidance says to leave it alone until a lab confirms it's clear, or to skip testing and plan the job as asbestos removal from the start. The same guidance says to bring in an asbestos contractor before any remodel that would disturb vermiculite in the attic or walls.

Who can remove asbestos insulation in California?

For 100 square feet or more of asbestos material, the state requires a contractor with a C-22 Asbestos Abatement license, or one whose license qualifier passed the state's asbestos certification exam. The state also registers contractors who do asbestos work on 100 square feet or more of material with more than 0.1% asbestos, and you can check a firm on its asbestos registrant lookup. Federal guidance adds that the firm removing vermiculite should be separate from the one that assessed it, so nobody's recommending work they'll be paid to do.

How long does attic insulation removal take?

Anywhere from about 4 hours to 2 days or more, by a national cost guide's count, depending on the attic's size and how complicated the job is. Low corners, a lot of old material and testing that has to happen first all push it toward the long end.

What causes attic insulation to go bad?

Moisture, mold, fire and pests are the usual reasons, and any one of them is reason enough to take the insulation out. Laying new insulation over damaged material just buries the problem, so the old layer has to come out first.

  • Crawl space insulation

If your floors run cold or the insulation under the house has come loose, this is the fix below the floor.

  • Wall insulation

When rooms stay hot or drafty after the attic is done, the outside walls are usually the next place to look.
