Do I need a vapor barrier in my crawl space?

A crawl space vapor barrier is heavy plastic laid over the dirt under your house. In Santa Maria we put one in to slow the ground moisture that can lead to mold and rot along the floor joists, and to help keep soil gases out of the rooms above.

Most calls start with something you notice upstairs, like cold floors or a musty smell, or with someone who went under the house and found bare dirt or old torn plastic. The price turns on how big the crawl space is, how much has to come out before the plastic goes down, and whether you keep it vented or have it closed up. The schedule mostly depends on whether there's a water problem to fix first and whether the building office wants a permit. When I come out, I crawl the space and write you an estimate for your house, and if your floors run cold we can talk about crawl space insulation on the same visit.

How we put in a crawl space vapor barrier

A liner can't fix water running in from the yard, so I start outside and look at how the ground slopes and where water drains around the house. Then I go under and see what's down there, from old plastic and stored boxes to damp spots and any furnace or water heater. If water is getting in, that gets dealt with first, because plastic laid over a wet problem only hides it. After that our crew clears the space, lays the plastic over the dirt and seals the seams and edges. If you'd rather have the crawl space closed up than vented, we also plan for drying the air down there and for any gas appliance under the floor, since sealing the space changes how both behave.

If you need a moisture layer somewhere other than the crawl space floor, like a wall or a ceiling, that's our vapor barrier installation work. Damp air below and leaks up top often go together, so some homeowners pair this job with attic air sealing, which closes the gaps around lights, pipes and the hatch.

Crawl space vapor barrier work in Santa Maria

Permits inside the city go through Santa Maria's Building and Safety Division, where permit technicians can give fee estimates and general rules on timelines. I won't guess whether a liner on its own needs a permit at your house, especially if we're also closing the crawl space up or working around a gas appliance. Before work starts, we check with the building office that covers your address, city or county, and if they say a permit is needed, we take care of the application and set up the inspections. If you want to know what's been done to your house before, the city's permit staff can share its permit history, which helps when the plastic down there looks older than you expected. A permit also affects who's allowed to do the work, which I cover in the questions below.

We're based in Santa Maria and work across the cities around it in northern Santa Barbara County and southern San Luis Obispo County. Under a lot of older raised-floor houses we find torn or missing plastic, boxes stored on bare dirt and a gas furnace or water heater right where sealing would affect it, and we run into the same things on jobs in Orcutt and Nipomo.

Why us for vapor barriers

  • I crawl it before I quote

I come out myself to look at the job and write the estimate, and our crew does the work with me or a lead installer on site. The person who priced your crawl space has actually been in it, so the plan fits what's down there.

  • In business since 2013

We've been in business since 2013. I learned most of this work in attics and crawl spaces around Santa Maria, so the houses here are the ones I know best.

  • Licensed and fully insured

We're licensed and fully insured. Work under a house puts a crew near your gas lines, wiring and framing, and you shouldn't be the one carrying that risk.

  • Satisfaction guaranteed on every job

That holds under the floor too, in a place you probably won't look at again once we leave. If something about the work isn't right, I want to hear about it.

The water around the house matters more than the plastic, so that's where we start. Ask for a visit or call (805) 268-7108.

Get a written estimate for your crawl space

We reply within one business day, and the estimate is free, done on site and comes with no obligation. Once you send the form, we set a time for me to come out, check the yard and crawl the space before I write anything up. If you can, jot down any standing water you've seen, whether a gas water heater or furnace sits under the house and what's stored down there.

Frequently asked questions

How much does a crawl space vapor barrier cost in Santa Maria?

The price comes from your crawl space, so I give you a number after I've been under the house. Guidance calls for the plastic to cover the whole floor, or as close as you can reasonably get, and to run up the walls, columns and footings, so the size, the number of piers and how much stored stuff and debris has to come out all count. A sealed crawl space with a drying system costs more than a liner in a vented one, and any water problem we find outside needs fixing before the liner goes in.

Does a vented crawl space need a vapor barrier?

Yes. The plastic ground cover should go in whether your crawl space is vented, with openings in the foundation that let outside air through, or unvented and sealed up. If you're keeping your vents, we still lay the plastic.

What causes moisture in a crawl space?

In a vented crawl space, most of the moisture usually comes from bulk water, which is liquid water getting in from outside through ground that slopes toward the house, missing drainage around the foundation or watering that soaks the walls. That's why I start in the yard before I look under the floor.

Is it safe to seal a crawl space with a gas water heater or furnace?

It can be, but guidance calls for a combustion safety test after a vented crawl space is sealed if a natural draft water heater or furnace sits down there, the kind that sends its fumes out on rising air alone with no fan. The test checks that exhaust isn't being pulled back or spilling into the space, so we plan for it before anything gets closed up.

How do I keep a sealed crawl space dry?

Usually with a drying system, and one closed crawl space guide lists a dehumidifier or a supply of air from your heating and cooling system as ways to keep humidity down. Before the conversion, ask for the list of problems found during the inspection, like bulk water, moisture or pest damage, so those repairs get done first.

Who can install a crawl space vapor barrier in California?

In most cases a licensed contractor. California lets someone without a contractor's license take on small jobs under $1,000, but a license is still required even then if the work needs a permit of any kind or that person hires anyone to help.

  • Vapor barrier installation

When moisture is showing up in walls or ceilings and not just coming off the dirt below, this is the job that puts a moisture layer where it's needed.

  • Attic air sealing

Closing the gaps at the top of the house helps hot upstairs rooms and keeps the attic insulation from fighting a draft.
